LOCAL PROJECT GUIDE / JEDDAH INDUSTRIAL CITY

Epoxy Flooring in Jeddah Industrial City

Industrial epoxy flooring for production areas, warehouses and workshops, with preparation and curing planned around your shutdown window.

Confirm the industrial estate and exact work area

Jeddah has more than one industrial city in MODON’s network. An enquiry described only as “Industrial City” can leave the site unclear before the flooring discussion has even begun. Send the exact estate, facility location and the area inside it that needs work.

For industrial-city projects, we focus on how the floor supports your operation. A storage aisle, assembly area and dispatch bay can have different traffic and cleaning conditions even within one building. Those differences should be visible in the specification.

Map forklifts, goods and production routes

Mark the regular routes for forklifts, pallet trucks and pedestrians. Include the places where loads turn, wait or cross a joint. The busiest points may need more attention than the largest open areas.

List stationary equipment and any service routes that must stay available. If a machine cannot move, its clearance and the surrounding preparation access need checking. A coating plan should not assume every square metre can be reached in the same way.

For the detailed system discussion, see industrial epoxy flooring. The local planning step is to make your particular facility legible before a site visit or quotation.

Specify chemical exposure and performance requirements

Tell us what reaches the floor during normal use, including cleaning agents and process substances. Chemical resistance must be checked against the exact exposure and the selected product system. It is not a universal quality of anything sold as epoxy.

If the project needs specialist certification, static control or a specified performance test, provide the requirement at the start. This site does not claim an ESD or specialist-certified installation service.

Where the desired outcome is a smooth continuous finish, self-levelling epoxy may be relevant. It still requires separate consideration of slab levels, joints and loading.

Plan preparation within your shutdown

A production shutdown can be an opportunity to prepare and renew a floor, but the work must fit the actual window. Removal, repairs and curing can be more consequential than the time spent applying the visible coat.

Share the first date when the area can be cleared and the date when full operation is required. Include gate-entry requirements, site induction, delivery arrangements and any permit process used by the facility. These are confirmed for your site; we do not invent an estate-wide rule.

If a full closure is not possible, assess whether zones can be isolated while alternative routes remain usable. A phased plan needs to account for interfaces between old and new areas as well as daily operation.

Keep coating and repair records for maintenance

Assign names to the areas in the scope, such as the dispatch aisle or a numbered work zone. Keep those names consistent between the quotation, phasing plan and handover record. This gives maintenance staff a practical way to identify where a future issue occurs.

Record any agreed differences in texture or build-up and retain the cleaning guidance for the selected system. A large floor can contain several treatments, and a later team should not have to guess which one is under its equipment. Clear records support targeted decisions when the operation or traffic pattern changes.

Share previous repairs and recurring problems

Previous coating records, patch repairs and recurring failures can help explain the current condition. If peeling follows a joint or appears repeatedly under a particular process, include that information rather than describing the floor simply as old.

Our repair service considers what can remain and what requires removal. A new finish should follow a diagnosis of weak areas, not conceal them for the handover photograph.

Send the estate name, operating use, approximate area, traffic details and available work window. A properly scoped enquiry gives us a much stronger starting point for a floor that belongs in your facility.

FREQUENTLY ASKED QUESTIONS

Epoxy flooring questions answered

Which Jeddah industrial city should I select in the form?

Enter the exact estate name and facility location in the location field. The city has multiple industrial estates, so include enough detail to avoid confusing the sites.

Can a shutdown date be guaranteed from the enquiry alone?

No. The floor condition, preparation and selected system must be assessed before a reliable programme can be agreed. Include the required shutdown window so feasibility can be discussed.

Local context: modon.gov.sa. Property conditions require individual assessment.
